We ensure all RTB paperwork is ironclad and vetted, from streamlined contracts to walkthrough inspections, rental increases to late payment notices.
We manage and coordinate all onsite building repairs/maintenance, providing you with detailed quotes, invoices and updates throughout the process.
Gain access to our preferred list of contractors, with a proven record of delivering quality work in a timely manner.
Your services include a documented monthly onsite inspection of the exterior of the building and all common areas to address and identify any problems before they arise.
Coin collection and deposit, garbage/laundry room cleanup, and lawn care services are available.
Vacancy Filling
We strive to fill all vacancies as quickly as possible. Suites will be advertised across Craigslist, Facebook, Rentals.ca, Padmapper and Liv.Rent.
We conduct showings for all qualified candidates, check all financial paperwork and contact references. We answer all tenant questions and review the lease and obligations with tenants.
We manage the entire Move In / Out process. We communicate clearly with exiting tenants on timing and cleaning expectations and complete the walkthrough inspection.
Professional cleaners are scheduled during suite turnover, and we are onsite to help welcome new tenants and complete the Move In inspection.
Documentation
Organized, documented communication is the bedrock of quality property management.
We document all property details and material communication through shared Google Drive folders. This includes all tenancy documents and all vendor receipts/quotes/invoices/monthly onsite reports.
Pricing begins at 7% of monthly rent. Every home is unique - contact us for a detailed quote.
